Commercial property estate agents have been a longstanding fixture to the commercial property market since buyers and sellers have realised their need for a match maker. Quite often, the commercial business has developed from an agency originally based in real estate. Because of a need to serve a fairly sophisticated commercial property investor, the world of the commercial property estate agents has undergone some fairly radical restructuring.
Geographically united branches of commercial property estate agents, covering the whole of the UK, have sprung up - these often also cover all property and business types. This tailoring of commercial property estate agents to focus on specific investor needs has bought about the development of the boutique commercial real estate agent. These are focussed on commercial property marketing in specialised areas, for example specific property types like retail or business parks, or on particular business areas such as biotech firms. Locally based networks of commercial property estate agents, serving their own market, do still exist, but they serve the smaller clients, with a lower proportion of the market.
Anyone looking to sell their commercial property, be it be an office, industrial unit or shop, has beaten a path to the commercial property estate agent's door. But there are problems with using them. First they are acting as middle men, and this salient point is worth bearing in mind - they may have good local connections and they may have be knowledgeable, but the bottom line is that, as intermediaries, their own interest is uppermost for them. This interest is focussed on the fee - commercial property estate agents in the UK typically charge a commission of 1 to 2% of the value of the sale.
Commercial property estate agents do also have a tendency to be restrictive of the property taken on their books - mainly to those properties with the best fee earning potential. In other words, the focus is firmly on the best location and property type. Combine that with the likelihood that sales through commercial property estate agents can be drawn out affairs, and it is clear why many property owners have turned to ways to try to find buyers directly, which is not an easy thing to do. With these, they can match their property to possible buyers themselves, without expensive agents disrupting things. However, as previously mentioned, you need to be able to find the buyers.
But with today's difficult market conditions, primarily caused by restrictive credit supply, and the negative outlook for commercial property prices, the ranks of buyers seems somewhat depleted. No register of commercial buyers will close your property sale whilst these conditions make buyers unable, or unwilling, to follow through.
There is however, another more direct option - take the commercial property estate agents out of the equation entirely, and let SellMyCommercialProperty buy your property. We are a relatively new company, with a team who have many years of experience in the commercial property market that has major finances allocated for spending in the commercial property market. This makes it possible for us to move quickly with our professional team, fast tracking the assessment right through to a sales agreement.
We do not charge agency fees and there is no long process of sales negotiation. Just a fair market price and a deal that will be timely, given the current market state. The time has arrived for disentangling commercial property sales from commercial property estate agents. Contact SellMyCommercialProperty today and we can show you how beneficial a direct sale to use will be.
