"Sell my estate agents" are not words that come readily to the lips of the owners of estate agencies, given that your business has for so long been the selling of other people's property. Any decision to put your agency on the market is not one that can be taken lightly. And special considerations need to be made about the choice of a channel through which to sell your estate agents.
First of all, does the market in commercial property justify a move to "sell my estate agents?"
Certainly the guarded optimism of the commercial property sector of late 2009 has all but evaporated. The limited capital growth seen, particularly in the office sector, has stalled - the commercial property analysts are now lining up to revise their growth forecasts down, as the wider economic picture paints a more foreboding future.
The respected CB Richard Ellis monthly index shows that capital value growth has disappeared from the UK commercial property market, with yields halting their downward shifts. Also, the recent IPF UK Consensus Forecast Survey has stated that "The dip in capital values next year is now predicted to be worse than previously expected."
In general, it does appear that the commercial property market is facing a very bleak future. Although there are still some who are clinging to the notion the worst has passed, there is plenty of evidence to suggest the worst is yet to come. Independent Financial Advisers (Investment Property Forum Survey of IFA's) are recommending that private investors should reduce their exposure to commercial property, because of worries of declining returns.
This advice will cause those who invest directly in property, and in property based pension funds, to stop buying commercial property and start selling what they own. With credit conditions remaining tight, it is likely that prices will be falling again over the medium term.
Of course, if your property agents business has run to cover the commercial side of the market, this may be familiar to you. Given that we may be at the top in this weak cycle of recovery, your decision to sell my estate agents could be well timed. But who will you get to buy your estate agents?
Putting your business through another estate agency, even one commercially orientated, may well rankle. And it may be that selling my estate agents on the open market will be take too long, or be deleterious to your estate agency's value. Being familiar with the market, and well connected in the property scene, you may consider selling privately. But with the heavy negative sentiment in the commercial property scene, who will want to buy a business who's income sources may be about to dry up?
There is a way out of this conundrum - sell direct to trusted buyer like SellMyCommercialProperty.
