"Sell my estate agents" are not words that come readily to the lips of the owners of estate agencies, given that your business has for so long been the selling of other people's property. Any decision to put your agency on the market is not one that can be taken lightly. And special considerations need to be made about the choice of a channel through which to sell your estate agents.
First of all, does the market in commercial property justify a move to "sell my estate agents?"
Certainly the guarded optimism of the commercial property sector of late 2009 has all but evaporated. Although there are still some who are clinging to the notion the worst has passed, there is plenty of evidence to suggest the worst is yet to come. Independent Financial Advisers (Investment Property Forum Survey of IFA's) are recommending that private investors should reduce their exposure to commercial property, because of worries of declining returns.
This advice will cause those who invest directly in property, and in property based pension funds, to stop buying commercial property and start selling what they own. With credit conditions remaining tight, it is likely that prices will be falling again over the medium term.
