Although we are commercial property buyers, we are currently focusing on buying shops within the M25. Furthermore, we are especially keen on freehold high street shops which are let to well known companies such as Boots, Barclays, Co-Op, Halfords, Ladbrokes, Superdrug, Tote etc. However, we will also look seriously at buying offices, industrial units and residential properties.
Although our strategy has stayed the same, namely to buy commercial property, our work ethos has had to change. The difficulties facing property owners and investors today, including ourselves, has meant that we now have to work twice as hard for half the returns. Investing in commerical property is now a long term business which requires many skills, a great deal of experience and a lot of patience. Fencing with banks looking to repossess properties, negotiating with tenants who are unable to pay their rents, hagling with planners who always seem to want to refuse to grant consents on buildings and sites and competing with other owners when trying to sell all make the job of being a commercial property investor a lot less glamourous than it used to be.
