Commercial property values fell by 6.8% in October 2022, according to CBRE (who are one of the largest surveying firms in the UK).
The sector which experienced the highest decrease was the industrial sector where values fell by 10.6%. Industrials in the South East reported a greater fall in capital value growth at 11.8%.
In October, office values fell by 5.1% and retail values fell by 4.8% (retail warehouses saw its largest fall in values since March 2020 with a decline of 4.7% and shopping centres fell by 4%).
Although values in every sector and in every location fell in October this year, and will continue to fall in the foreseeable future, there are still those who want to buy and invest. The market will see fewer transactions, especially as banks withdraw from lending, and sellers need to adjust their prices and expectations in order for sales to go through.
