This is a question which is currently on lots of people’s minds.
Some people are lucky enough to own a commercial property. Others own more than one which is referred to as a portfolio. These people sell because they want to take a profit, need cash urgently, are concerned about the market or have simply had enough and want out. Whatever the reason, many ask themselves, and others, should I sell my commercial property.
There is a growing number of people who have recently decided to sell due to concerns surrounding the UK economy. Inflation is the highest it has been in over 30 years, interest rates are rising rapidly and are now at a 14 year high, the UK economy is in a recession and commercial property values are falling. Tenants of high street shops are going out of business, owners of vacant shops are finding it difficult to find tenants and offices are sitting empty as many people still want to work from home. All these factors are causing commercial property prices to fall and people are starting to panic.
If you can sell now, and take a profit, why wait for values to fall even further? Some people who can sell now for a profit delay selling and in time discover that their property is worth less than they paid for it. They then regret not selling earlier and either make a loss or keep their properties and have to wait years for prices to recover.
