A lot of people are suddenly very worried about the state of the economy and are selling their commercial properties.
There are several reasons for this. Firstly, inflation and interest rates are rising. Secondly, people are paying more tax and spending less. Thirdly, the economy is shrinking and many are saying a recession is just around the corner.
As a result of all of this, more people are starting to sell their shops, offices and warehouses. However, many are struggling to find buyers, who are also nervous that the economy and property market are both about to crash.
High street shops are struggling as people are starting to spend less. Offices are struggling as staff are still working from home. Warehouses are struggling as many companies are no longer expanding. The entire commercial property market is facing a tough future and things are about to take a turn for the worse.
It therefore seems as if now is the right time to sell. Many people wait too long and then realize it is too late. When prices fall, and buyers dry up, people start to panic. You then get desperate sellers who slash their prices in order to sell. Some then lose their properties as their banks have no choice other than to repossess.
However, all is not lost. If someone wants to sell their commercial property today, and the price is right, they will certainly find a buyer. Anyone who asks too much, will be unable to sell and will not be taken seriously, even if they eventually drop the price.
Selling commercial property can be hard and can also take a long time. Commercial estate agents are expensive and some still overpromise and then underdeliver. Some commercial agents take on small properties and do very little work as they don’t think their fee justifies putting in much effort. In situations like these, sellers need to look for alternative ways of selling their commercial property.
